Saw 5XX Classon and it was really appealing for a few reasons:
(1) legal 4 family
(2) no work required right away
(3) still considered Clinton Hill and not Bed-Stuy almost Clinton Hill
(4) block with real potential - Fulton is next block and set to really gentrify as the Atlantic Yards take shape
(5) close to 'C' train
(6) new roof, chimney was just repointed; electrical meters are separated by floor
Cons:
(1) liquor store across the street v busy lots of people hanging outside
(2) asking $1,050,000 (but negotiable)
(3) boiler is 10 yrs old
(4) electrics could be old (maybe 10 yrs)
(5) yard is weird shaped; a normal rectangular lot is now eaten away on the diagonal by the massive unsold condo unit next door
By far the best Clinton Hill/Bed-Stuy place I have seen so far and of course, the priciest.
